Absolute Development (Renovation)
Absolute Development acquired several mid-block retail and warehouse properties in the main business district of Astoria Queens with a goal of repositioning this property for more intensive and upscale uses. Initially they explored investing in a multi-story mixed use facility. Due to multiple factors there was a determination to keep the existing buildings and change the scope of the project to do only the level of improvements to allow the buildings to be leased immediately.
UPC was engaged to provide owners representative services on this multi-phase and multiple building project. The project consisted of exterior upgrades and repairs and interior renovation of a former warehouse building, resulting in a technology assembly facility. The project also consisted of roof replacement for two other commercial buildings. UPC's role included oversight of the architect, design coordination, coordination with expediter, managing engagement of the contractor and other consultants, project controls monitoring and construction phase oversight.
